Broker's Price Opinion (BPO)
We now offer Broker's Price Opinions consisting of a licensed real estate broker's opinion as to the value of a property relative to other similar homes in the surrounding marketplace. If requested for institutional valuations, the BPO also includes Verification of Occupancy Status. As a Real Estate Broker, formidable market experience is used in conjunction with formal training in the valuation of a subject property. Whether for institutional purposes, or simply to find out what your home is worth in today's market, this service offers the ability to obtain answers without commitment to a listing agreement. Services Provided
The assessment of property value includes consideration of the comparable properties in the local vicinity (when available on the Multiple Listing Service [the MLS]) as well as the overall condition of the neighborhood. The opinion will also include a detailed and comprehensive report outlining the comparable real estate values used in the consideration of value. Our average turnaround for a completed report is 3-5 business days from the time access is provided to the property. These are not appraisals and cannot be used for lending purposes. Our BPOs are offered under the following parameters, unless otherwise indicated.

 

EXTERIOR BPO [Price $75]: Ideal for investment properties that are occupied by tenants or any home were access is limited. The property is viewed and photographed from the street front aspect only. Records obtained from the County Registrar's Office and the MLS are used to obtain property information. This valuation does not include an interior inspection of the property.

The EXTERIOR BPO valuation will include:
• Occupancy Verification
• One Subject Property Photo
• A list of 3 Active and/or Pending Listings
• A list of 3 Sold Listings
• One Photo of Each Comparable
• "As Is" Suggested List Price
• "As Is" 30 Day Quick Sale Price

 

INTERIOR BPO [Price $125]:   This is a comprehensive report similar to a Comparative Market Analysis (CMA). This valuation includes exterior and interior inspection of the subject property. This service is perfect for For Sale By Owner's wanting to have a professional opinion of value prior to putting the sign in the yard.

The INTERIOR BPO valuation will include:

• Occupancy Verification
• Two Subject Property Photos (Front & Rear)
• A Minimum of Two Subject Property Interior Photos (when access is provided)
• Subject Street Photo
• A list of 3 Active and/or Pending Listings
• A list of 3 Sold Listings
• One Photo of Each Comparable
• "As Is" Suggested List Price
• "As Is" 30 Day Quick Sale Price
• A List of Suggested Repairs/Improvements to the Property to Improve Value
